How To Reserve Your Stay With A Reservation Agent

SEARCHING FOR A PROPERTY - If you prefer to make your reservation by telephone, please call us during regular business hours at 239.541.3735 to confirm the availability of your selection and to secure a reservation. You may also email your reservation requests to us at mail to: [email protected]. - Once you have narrowed down your selection to the ideal home or condo for your vacation, an agent will happily offer a complimentary 24 hr hold if you need additional time to check with others you are traveling with. You will receive an automatic reminder within 24 hours to confirm your booking. This will hold your dates so that no one else can reserve them while you decide. Each guest may hold no more than 1 property for a maximum of 24 hours. After your hold has expired your dates will be released and bookable on a first come, first serve basis.

RESERVING YOUR Property - At time of reserving, a credit card will be required to hold the reservation. We will not charge the credit card unless you elect to pay by credit card. Our deposit is $1000 per property. If your payment is not received in our office within 24 hours (US Funds: credit card, overnight mail, or in person), your reservation may be canceled without further notice. For our Seasonal guests, the balance is due 60 days before your arrival. If you choose to release your reservation for any reason, prior to paying your contract payment, you would forfeit 50% of your deposit. For stays booked within 60 days of arrival: you are required to pay the total balance of your reservation at time of booking. We accept Visa, MasterCard, or Discover.


How To Reserve Your Stay Online

SEARCH FOR A PROPERTY - Search for an available property based upon the days you are looking to vacation. You may also choose to narrow down the choices by searching by type of Property (house or condo), number of bedrooms and or these additional advanced search criteria:


Price Category: You may select to search within a certain price category if you have a particular budget in mind. Price categories are broken down based on the peak season nightly rate.


Locations: There are many neighborhoods throughout our area. These neighborhoods offer unique experiences. If you know of a location that you have been to and or want to know more about the neighborhoods, feel free to give our experienced leasing agents a call! 

Amenities: One of the benefits of a vacation rental is the uniqueness of each property. You can search and narrow down based the property being pet friendly and located on the waterfront.

VIEW PHOTOS AND DESCRIPTIONS: From the search page click on the property photo or description to view additional photos, read a detailed description, see available amenities, and view the availability chart.

RECEIVE A QUOTE OR BOOK ONLINE: Once you have selected the perfect vacation home for your trip you may click on the Book It Now button at the top and middle of each property page (if online booking is available for the property). On this page you will see the cost of your vacation rental including all taxes and fees. This will default to not include Travel Insurance.

FINALIZING YOUR RESERVATION: Reservations are not final until we receive your deposit, along with the "Seasonal/Short Term & Vacation Rental Agreement".  If you elect to pay by credit card, a credit card authorization form requiring a valid government issued ID will be required. We accept Visa, MasterCard, or Discover. Once your deposit and signed Agreement is received your reservation will be confirmed.  You will receive an email update after you reserve the property.

Where do I check in?

Check in time is 3:00 PM unless we have approved an earlier check-in. It is possible your home won't be ready prior to 3:00 PM so please communicate your arrival time with your agent. We want to create a great impression and arriving prior to us inspecting your home can create problems.  Please come directly to our office at 1314 Cape Coral Parkway East, Suite 102, Cape Coral, FL 33904. Here we will provide your keys and a brochure about your rental property.

When is departure time?

The check-out time is 10:00 AM, sharp. A late check-out fee equal to one-half of the nightly rental rate will apply on un-approved late departures or on departures that need to be later than noon. If possible we will grant complimentary late check-outs up to noon on the day of departure. You MUST CALL or EMAIL and get written approval for a late check out. This can be done 48 hours prior to departure. Note: this can only be extended on homes that do not have an arrival that same day. We are unable to extend past noon without a 1/2 day rate charge.

Is there a cleaning fee for our rental?

Yes, a one time departure cleaning fee is charged for each guest stay. The amount of this fee is based on the bedrooms, baths and overall size of the accommodation you select. If your property requires excessive cleaning/laundry after you vacate, there may be an additional charge over and above the stated cleaning fee.

Do I need to bring linens?

No, all of our vacation rentals have laundered sheets and towels.  We cannot guarantee the quantity or quality of the linens provided by the owner.

Does the unit provide a hair dryer?

Most properties do supply hair dryers. Guests may want to pack their own as blow dryers are not a required property supply.

Do you provide paper products, soaps and other household supplies?

The property is stocked with a minimum of paper supplies for your convenience (one roll of toilet paper per bathroom, one mini bar of soap per bathroom vanity, bath and shower, one roll of kitchen paper towels, one kitchen wastebasket liner). It will be necessary for guests to supply any additional needs. The properties are not supplied with cleaning supplies, condiments or spices. Any supplies left by prior guests can be used with no requirement to replace.

Washers & Dryers?

All our properties have a washer and dryer available. Dryer sheets, stain remover and laundry soap are not provided.

Is housekeeping available?

Each home is thoroughly cleaned and prepared prior to your arrival. Cleaning services during your stay are available for an additional fee. You may also elect a mid-stay cleaning when you make your initial reservation.

Can I bring my pet?

Some of our properties are pet-friendly and state so in the description of the property. You may also perform a search for pet-friendly properties from our home page. If a pet is permitted, there will be a $250 refundable deposit collected. If you have questions, just email or call us.

Does the property have a land-line phone available?

Some properties have land-line phones with free local calling.  Most properties do not have land-lines.. If a land-line phone is present it will be stated in the property amenity description.

Does the unit provide internet/Wi-Fi connection?

Most properties have High-speed internet and/or Wi-Fi. The Network name and Password is noted in a Guest Book in the property.

Where is your town located?

Cape Coral is just across the Caloosahatchee River from popular Fort Myers in Southwest Florida. RSW (Regional South-West International Airport) is approximately a 30 minute drive away. Cape Coral is approximately 30 miles north of Naples, FL. Sanibel Island and Fort Myers Beaches are approximately 15-20 minutes away. There are 2 toll-bridges that connect Cape Coral to Fort Myers. Tolls are $2.00 to enter our city and no charge to exit our city. There are alternative ways to enter and exit Cape Coral that do not require tolls.

What if I am arriving late?

We understand if you need to arrive later in the day. We will leave lights on at your property (provided your balance is paid in full) and you will be able to access the property. A coded lock-box may be temporarily placed on the property so you may enter. However, if you get lost or have a problem you can always reach one of us using the numbers listed on your driving directions.

When can I expect to receive my refunded deposit?

The Security Deposit (& Pet Deposit-if applicable) will be refunded in the form of a check 30 to 45 days following departure. Any charges for items such as electricity overages and damages will be deducted from the deposit prior to refund.
